Welcome to this public consultation for a proposed industrial development at Land North of Hayes Road, Sully. This consultation provides an opportunity for local residents, businesses, and stakeholders to review and comment on the proposals before a planning application is submitted to the Vale of Glamorgan Council.

Site Context


The application site is previously developed brownfield land, located within an established employment area recognised under Policy MD16 of the Vale of Glamorgan Local Development Plan (LDP). It benefits from existing highway access and infrastructure and is well connected to the regional transport network via Hayes Road.



The surrounding area is predominantly industrial and commercial, with neighbouring sites used for manufacturing, logistics, and storage. Recent planning permissions in the area have supported employment-generating uses, reinforcing the site’s suitability for further industrial development.


Development Proposals

 

A full planning application is being prepared for the construction of an industrial unit (Use Class B2) with ancillary office space (Use Class B1). The development will support innovation in timber modification technology, creating employment opportunities and contributing to the local economy.


The proposal includes:



  • A high-quality industrial building incorporating modern, sustainable design principles.
  • Ancillary office accommodation for administrative and operational functions.
  • A dedicated service yard and loading bays to facilitate deliveries and dispatch.
  • Staff and visitor parking, including cycle storage and electric vehicle charging points.

  • Flood Risk and Drainage: A Flood Consequences Assessment (FCA) and a Sustainable Drainage Strategy will be submitted to ensure compliance with national and local flood risk policies.
  • Biodiversity & Green Infrastructure: The development will include native planting, bat and bird boxes, and permeable surfaces to support local ecology.
